All tenants must set up an account at SimplifyEm.com. This portal is your one-stop shop for all your property management needs. You can automate rent payments, request maintenance, contact us, and more.
- Maintenance and Repair Requests: All maintenance & repair requests must be submitted through the online Task portal at SimplifyEm.com.
- Emergency Repair Requests: In the event of an emergency, email us at [email protected] or you can call 202-715-6627 (typically you will receive a response within 24 hours).
- Insurance Requirements: As per your lease, you are required to obtain renters insurance. The insurance limits must be in the amount $25,000.00 or greater depending on your lease. The insurance must include Tulip Management, as ‘additional insured’ on the Certificate of Insurance and must be provided to your Tulip Property Manager.
SETTING UP YOUR UTILITIES
DC Water
For your DC Water account, Tulip Management will add you as the current user; as, the owner’s name stays on the account.
Pepco
- Go to www.pepco.com
- Click the My Account tab
- Go to Start Stop Move and follow the instructions for setting up your new Pepco account.
Washington Gas
- Go to www.washingtongas.com
- Click Start/Stop Service
- A new window will open and click Start Service
- A new window will open which will allow you to fill-in information about the property to set-up your new Washington Gas account.
Trash Pick Up / Bulk Trash
DPW (Department of Public Works) collects trash once (Wards 3, 4, 5, 7 and 8 and parts of 1 and 2) or twice (Wards 2 and 6 and parts or Ward 1) a week from single-family residences and residential buildings with three or fewer living units. For bulk trash items you must call 311 to request a pick up. Verify your specific trash pick up day.
GENERAL PROCEDURES
BEFORE CALLING, DETERMINE WHETER YOUR REQUEST IS AN EMERGENCY OR A NON-EMERGENCY. We have listed some common complaints along with suggestions to help you troubleshoot and potentially repair issues without a service technician coming to your home. Be sure to read these examples carefully.
Emergencies: (There are a few emergencies that require immediate responses) Fire, flood, uncontrollable water, sewage back-up, electrical problems that are potentially life threatening, and gas leaks. PLEASE CALL 911.
Non-Emergencies: Tulip Management, recognizes that heat is a priority item and we will convey to our vendors the need to have a problem repaired as soon as possible. Other non-emergency items include: air conditioning, sprinklers, and dishwashers (unless causing damage to the property).
Instructions for Emergencies
- Water – A water leak from the toilet, under sink, water heater, or sprinkler system, may occur due to a broken or leaking pipe or fitting. In most cases, the water supply may be turned off locally by turning a handle valve at or near the leaking location to its full counter clockwise position. If this does not prevent the water flow, or, in the event of an act of nature, go to the main water valve adjacent to the property (depending on your location). Turn the valve head to its full counter-clockwise position. If you are unable to turn off the water, please contact DC Water at 202-787-2000, then call Tulip Management.
- Gas – If AT ANY TIME you smell gas, CALL 911, then, call Washington Gas immediately at 703-750-1000. In the event the pilot light on your heater or gas stove goes out and you are unable to re-light it, call Tulip Management.
- Electricity – In the event of a power outage, contact your local utility provider Pepco at 202-833-7500.
Instructions for Non-Emergencies
- Any maintenance & repair request must be submitted through our online Tenant portal at SimplifyEm.com.
- Vendors are not given keys to the property and are required to make appointments through the property manager. Tulip Management, will not release keys to vendors under any circumstance. Please keep in mind that a repair technician will not be available immediately for non-emergency work orders, in most cases.
- Please keep your appointment with the repair technician. Failure to be available for an appointment could result in a charge to the tenant for the technician’s time. You must be present at the time of the repair, unless other arrangements have been made.
QUICK TIPS:
- Garbage disposal does not work- Check underneath the disposal unit and press the reset button. Avoid putting these items into your disposal: potato peels, onion skins, pasta, egg shells, celery, apple peels, coffee grounds, carrot peels, cucumber peels, fibrous vegetables (especially lettuce).
- Electrical outlets and lights do not work in sections of the home- Check the circuit breakers.
- Circuit breakers keep going off- Check all appliances to make sure that you haven’t overworked a particular outlet. If you have a microwave, a toaster and another appliance operating on the same circuit, you may overload the circuit breaker when you use all three at once. Surge protectors do not provide additional capacity. Space heaters or portable A/C units should never be plugged into an extension cord as they may overload a circuit breaker.
- Smoke alarms and carbon monoxide detectors do not work – Check the batteries in the unit. Note: If the alarm does not work after replacing the battery, contact Tulip Management.
TENANTS ARE RESPOSIBLE FOR THE FOLLOWING MAINTENANCE:
- Replacement of the light bulbs.
- Replacement of all smoke alarms and carbon monoxide detectors batteries. If after you have replaced the batteries, the detectors are still not working, please report it to Tulip Management. Normally the alarm will emit a beeping sound. Remember smoke alarms and carbon monoxide detectors are for your safety.
- Keep the dwelling clean, inside and out, free of grease, mold, mildew, and cobwebs.
- Cleaning of lint traps.
- Proper disposal of toxic waste such as oil, antifreeze, batteries, or solvents.
- Disposal of all pet droppings on property (if applicable), and keep pets, from causing damage.
- In kitchens, keep all food stored adequately. Do not leave food out for extended periods and clean-up after yourself.
- Clean hood vents in kitchen regularly.
- Clean oven regularly.
